7.d) Case #218154 – Update to the Town’s Major Road Plan related to the future extension of Queen Oak Street between White Road and Maynard Way.
Applicant: LRK (Jonathan Flynt, LEED AP, AICP)
Property Owner: City Center Management & Development, LLC (Paul Hust)
Project Planner: Jaime W. Groce, AICP
I oppose this change. The existing traffic studies seem inadequate and inaccurate. The study assertion that the new residents of the Ashby development likely won't utilize the cut thru to White Road is laughable. The cut thru will have a negative impact on all the current town residents who utilize White Road.
I oppose this extension of Queen Oak due to the fact that the green belt runs right along the street. It makes no sense to have a green way for pedestrians and bicycles and then decide to increase the amount of traffic on the road.
I oppose this. It will create even more traffic in a extremely busy road. Elementary children walk home very day and we have already had one hit by a car in the last couple years. Please do not use the tax revenue excuse! This is dangerous and unneeded!
I have concerns regarding the traffic impact of this development on the surrounding streets and intersections (Poplar, Byhalia, White and Queen Oak to Powell). The road infrastructure in this area is already congested during the business hours and at the afternoon commute. The traffic study needs to consider the unintended consequences related to the proposed cut-through.
I oppose this cut through. The White Road retention pond and ditch that runs along Queen Oaks cannot handle the additional runoff water from the new development. My yard backs up to the ditch. Currently any heavy rainfall floods my street as well as several yards. The water is not able to drain from the street to the ditch. This will create more flooding problems for me and my neighbors.
Please reject this proposal. This will add heavier traffic to a residential area that has many pedestrians, especially parents with children walking to and from the elementary school. The last thing we need is more traffic damaging the charm of the neighborhoods off of white road. We do not need a cut through! The “benefit” of a cut through would not be worth the damage done to our neighborhoods.
This needs to be rejected. We don’t need an extension of Queen Oak to Maynard Road. This is already a heavily trafficked street and this will cause more traffic to transit this area. This has negative consequences for the families and children who live in this neighborhood.
Queen Oak St presently has a large amount of traffic for a residential street, with the vast majority of those vehicles seemingly incapable of operating at the posted speed limit. Given the lack of sidewalks, many families throughout the neighborhood regularly cross Queen Oak St to enjoy the walking trail and go to the park. Please, no more traffic.

No extension please. My husband, 4 children and I live just off of White Rd. near Queen Oak. Please do not ruin the quaint neighborhood aesthetic with added traffic. This is unsafe, unneeded, and UNWANTED by many citizens of Collierville. Vehemently opposed to any extension at the proposed location.
I live in Rosewood Plantation with my wife and three daughters who all attend Collierville schools. We are very concerned about the planning commission resolutions that propose a cut through on White Road and the clearing of the way for more apartments. I cannot imagine how this could possibly benefit the residents of Collierville. It will result in less stable, transient people moving to Collierville, overcrowding our schools, likely bringing crime, and creating traffic problems.

Queen Oaks already has a well-documented problem with speeding. It is my opinion that the extension of Queen Oak will significantly increase congestion from neighborhoods to the north. I believe this cut through will greatly increase traffic, endanger us and our children, and significantly diminish the walkability of the entire neighborhood. This is our home where we live and raise our children. Please do not compromise this. Do not extend Queen Oak Street

White Rd is heavily by elementary students walking to school. Increased traffic would place these students at risk

No to the road extenion. This proposed road cut through will hurt the existing neighborhoods nearby by causing increased traffic and crime.
