7.a) DD20-007 - Ordinance 2020-02 – Heritage Oaks Senior Living – Request approval to rezone a
6.16-acre tract located south of Harris Street and west of Sycamore Street from GC: General
Commercial to MPO: Medical-Professional-Office.
Applicant: McCarty Granberry Engineering, (John McCarty, PE, RLS & Carson Hardwick, E.I.)
Property Owner: Collierville Community Housing Development Organization (Terry Smith)
Project Planner: Don M. Singleton
Strongly Oppose - Collierville does not need another high density apartment complex. This is not good for the residence of the area or for the Town as a whole.
This a high density 103 unit apartment complex and not a good fit for this neighborhood. The homeowners on the narrow neighborhood streets (Wilson St., Sycamore St., Harris St. and South St.) will experience a highly undesirable increase in traffic. Moreover, this brings to light a huge safety concern for children picked up and dropped off by school buses on streets with NO SIDEWALKS. This belongs along a major arterial road, similar to other senior living housing developments in Collierville
Please do not build anything in my neighborhood that will lower my property value. Please do not build a commercial three story building in a single family area .Please do not build anything that you would not like next door to your house. John and Patsy Goodin
This will be an eyesore to the entire area. Traffic and parking will become an issue as the tenants have family members moving I over time. The area is the wrong location for this type of property. It will take a nice quiet neighborhood to a high traffic noise level. I have sent my detailed opposition to the mayor and aldermen along with an email to the rezoning committee.

I am opposed to the rezoning. I have recently learned that MPO guidelines include planned apartment complexes and for this reason i oppose the rezoning. In my opinion, if it were to stay commercial the traffic pattern would access the property from Highway 72 instead of through the surrounding neighborhoods. I also, think that a commercial development would have less density than an apartment complex and more than likely would be closed during evening hours.
I strongly appose this request.

I am in favor of this action.
