7.e) Case #222241– Ordinance 2022-09 – Request rezoning approval of 4.88 acres, known as the DiMento Property, from FAR: Forest Agricultural Residential to R-L: Large Lot/Estate Residential, located at 835 Bray Station Road on the west side of Bray Station Road.

I am opposed to the rezoning at 835 Bray Station from FAR to RL. Our home on Shea directly backs up to 835 Bray Station. If this change in zoning is allowed it will set a terrible precedent to allow other changes that will greatly alter the rural feel of homes in this area. We purchased this home place for the unique rural character that comes from having large lots with abundant open areas between homes.
It is important the town of Collierville recognize this and maintain this area as is.
I strongly oppose rezoning of 835 Bray Station from FAR to RL as this is merely a step toward creating one or more RL lots behind 835 in the near future. This violates the intent of the FAR district which is to limit development and maintain a rural character. If approved, the investment I and all of my neighbors, who love the rural character of our street, will be cheapened by allowing lots with no frontage to be developed behind existing homes. This is only appropriate for guest houses.
We oppose.There is NO compelling reason to allow the homeowners to do this when they made an arms’ length decision to purchase the larger lot. The rezoning req’ment that “It has been determined that no one property owner or small group of property owners will benefit materially from the change to the detriment of the general public” has NOT been met.It will enrich this one homeowner while jeopardizing values for remaining homeowners.Please don’t ruin Bray Station by allowing subdividing of lots.
I am opposed to the rezoning of 835 Bray Station from FAR to R-L. The purpose of this rezoning is to enable a second (and possible third) home to be built on the rear 5 acres of the existing 10 acre lot. The request to change the zoning of only the front 4.88 acres appears to be a classic bait and switch strategy to eventually achieve an R-L zoning for the entire tract. This project is entirely out of character for the Bray Station area and will harm the property values of the existing homes.
We live directly across from 835 Bray Station Rd. We both oppose this proposal which would allow 2 homes to share the current driveway at 835 Bray Station. We have concerns about: extra residents, garbage cans & pick up, debris & pick up, mail, & deliveries at the top of this hill where our driveways meet; having one house in front of another instead of side by side as the rest of beautiful Bray Station; and the negative impact it will have on our home values.
I am strongly opposed to this property being subdivided or changed from FAR to RL. Changing this property from FAR to RL would give the homeowners the possibility to subdivide to much smaller lots and set a new precedent on this road. This would negatively effect us surrounding neighbors as well as all of Bray Station and I am opposed to it.

We would not have purchased our property if the zoning for it had not been FAR, nor if we had thought the Town of Collierville would allow homeowners to circumvent the rules after they bought property with full awareness of existing zoning. What is to prevent the owner from building more houses, or subdividing this property even more if this is approved? I don't believe the owner only wants to rezone the front of the property and not the back.
Bray south of Frank consists of 32 lots. 28 are zoned FAR and 4 are zoned RL. The Cohen property was rezoned in 2015 to RL and split into 4 lots. Lot 3 has the least amount of Bray frontage at 250 feet. The remaining lots average approximately 290 feet in road frontage. This zoning if approved would create a lot of approximately 5 acres with no access to Bray except via an easement.
