Applicant: Radiant Group of Companies, LLC (Anwar Aman)

Project Planner: R. Scott Henninger, PLA, AIC
I am absolutely opposed to the addition of a gas station at this location. Not only would traffic increase, so would crime. It is a predominantly residential area that people use to walk with their families, walk their dog, jog, and bike. Adding a gas station on the corner of Byhaila and Shelby is a terrible idea.
Please reject this proposal along with item 7d on the agenda today. How is it that 3 convenience stores are needed in this close proximity to each other (Byhalia/Winchester, Byhalia/Collierville Rd. and Byhalia/Shelby drive? We ask you to help us retain the residential feel of our surrounding neighborhoods. That is exactly what brought so many of us to Collierville in the first place. Collierville don't repeat the mistakes made by other Shelby County communities. Thank you.
Strongly oppose, as we would like to keep this area as a neighborhood feel. Many of the residents in our community use the corner of Byhalia Road & Collierville Road to walk our dogs, run, and bike. Bringing a convenience store on the corner will not only bring traffic, but possibly cause danger to those of us who run/walk on that corner. Please keep our neighborhood peaceful and quiet, thank you!
Strongly oppose - As a nearby homeowner I oppose the building of another convenience store near schools and neighborhoods. Convenience stores tend to bring more crime to the area which is evidenced by the Shell Gas Station less than .5 miles up the street. In addition, it will bring additional traffic to the intersection which is already congested during peak hours. This area is primarily residential and should remain so. Keep commercial businesses closer to the Poplar corridor.
This is not where I would like to see a gas station. This is primarily residential. You are adding a slew of concerns to the residents that live here. The traffic would not flow appropriately, left hand turns out of the station would be nearly impossible. Any unlucky traveller that happened to turn this direction to get gas would have to basically, turn right, then a U turn to get back to 385, you would be decrease home values, and add unwanted pollutants to residents. Highly oppose!
No....terrible location. This will bring unnecessary traffic from 385 (from Memphis) into residential neighborhoods close by increasing the chances for crime. Funnel Memphis traffic north of 385 where all the other gas stations and businesses are.
VERY opposed to this. It’s too close to the schools. This will NOT be a convenience, but rather a liability to the immediate surrounding neighborhoods. Heavier traffic, more strangers, possibly increases in crime...and right at an area where families do a lot of walking. Re-sale value will undoubtedly plummet for certain houses. Build something more constructive to a peaceful community. Would NEVER get my business.
We oppose the building of this convenience store. Our reasons include increased crime, increased traffic hazards, property values will decrease, noise and light pollution will increase, and it will upset the tranquil environment on the south side of town. There are plenty of convenience stores in Collierville as it is.
We,as homeowners and residents of the surrounding neighborhoods of this proposed gas station, are vehemently opposed to the Oak Grove gas station on Byhalia and E. Shelby Dr. #1 Invites crime. #2 We walk our dogs, jog, ride bikes and play soccer right here! Disaster waiting to happen. #3 Collierville High School traffic is bad enough at this intersection. You’ll need a bigger road. #4 Our housing values will plummet #5 Need family environment here. Please stop this!
I vehemently oppose a convince store at this location due to expected increases in traffic and accompanying negative consequences. We moved to this part of town to get away from the busyness of the city. Further, gas stations are available just a short distance north on byhalia. Notably, if surveys are suggesting a need for a gas station on the south side of 385, I would much prefer it in the alternative proposed location on the corner of Byhalia and Collierville roads.
A convenient store so close onto residential area. Is NOT convenient. There is one 1 mole north. That is the way traffic will normally turn - towards town. Please do not approve!
I am strongly opposed to a convenience store in this area. I have great concerns about the environmental impact and an increase in crime and traffic, with so many families living nearby and 2 schools being in that area. It would also bring a decrease in property values to the hundreds of nearby homes. This commercially-zoned property would be better suited to an office/medical building or a bank. Please do not allow developers to cheapen this lovely area and negatively impact our daily lives.
A gas station/convenience store is inappropriate and unnecessary at this location. It would negatively impact traffic flow, property values and the general aesthetic of the area.
Strongly oppose
No need for an additional two convenience stores within a block of each other and within two blocks of a third convenience store.

Why create more traffic flow in an already congested area at high traffic times.
Strongly oppose.
We dont need anymore gas stations and we dont need Krispy crunchy or Chester's either
